Fall 2025 Newsletter

As the vibrant colors of fall sweep across our neighborhood, we want to take a moment to share some seasonal updates, reminders, and upcoming events to help you stay connected and informed.

Since the WFF HOA Annual Meeting in February, the board has met twice with a 3rd pending. The board has primarily been dealing with issues related to the retention ponds and an occasional neighbor inquiry. We will meet again in early December to finalize the 2026 HOA budget. You will receive a copy of the budget via email, and the annual dues invoices will be sent in January. Each year we ask you to consider paying the annual dues as opposed to paying semi-annually. This saves time and effort for the treasurer.

Spring 2025 Newsletter

Happy Spring to all—green grass and spring flowers are popping. We are very pleased to report that the annual meeting of the HOA was a success. A draft copy of the annual meeting minutes is attached to the email, and a vote for approval will take place at the 2026 HOA Annual Meeting. We welcome Kathy Hatton as the new board secretary. Current board members are listed in the attached PDF file. Thank you to Phillip Puglisi for his service as secretary for the HOA! The board very much appreciates those who attended the annual meeting, as well as those who submitted a proxy!

Fall 2024 Newsletter

Since the WFF HOA Annual Meeting in February, the board has met 4 times. One of the most important business matters we are dealing with over the summer is CTA Compliance mandated by the Corporate Transparency Act. CTA is a federal law that requires certain companies to file beneficial ownership information (BOI) reports with the Financial Crimes Enforcement Network (FinCEN). The CTA’s goal is to increase transparency in corporate ownership and structures to help fight money laundering. As an HOA, all board members must comply by providing their full legal name, date of birth, address, a passport or driver’s license number, along with a copy of the document verifying the number passport or driver’s license. The board is now deciding on the most effective process to use to comply with the law.

Fall is the time of the year when we ask if you are interested and willing to serve on the board. Our current bylaws state that the board will consist of 3-5 members. If you are interested and are willing to comply with CTA requirements, please contact any current board member.

Spring 2024 Newsletter

Happy Spring to all—the snow is hopefully gone, and grass cutting season is upon us. Reminder–be sure to clean up grass clippings from the curb and keep our retention ponds clean. We are very pleased to report that the annual meeting of the HOA was a success, and we were able to vote for the Board of Directors. Current board members are listed in the left panel. All 5 members voted to assume the same board positions. A draft copy of the annual meeting minutes is attached to the email and a vote for approval will take place at the 2025 HOA Annual Meeting.

Fall 2023 Newsletter

Since the WFF HOA Annual Meeting in February, the board has met 4 times. One of our most important accomplishments this summer was the final official filing of the Amended Declarations of Covenants and Restrictions for White Fence Farm.

Spring 2023 Newsletter

Happy Spring to all—the snow is hopefully gone, and grass cutting season is upon us. Reminder–be sure to clean up grass clippings from the curb and keep our retention ponds clean. We are very pleased to report that we did make quorum and we were able to vote for the Board of Directors. Current board members are listed in the left panel. When HOA members vote for the board, they are voting only for people they want to serve on the board. The board follows-up with a subsequent meeting for officer appointments. Members of the HOA very much appreciate those who attended the meeting as well as those who submitted a proxy!

Fall 2022 Newsletter

Happy Thanksgiving everyone! We have a lot going on with the HOA with our long-awaited upgrade of our governing documents into the 21st century for our HOA. Before we address documents, we regret that Trish Euganeo has stepped down from the board. Trish began her service on the board in 2015 and assumed the role of president in 2016. Among many issues that Trish addressed, her most notable accomplishments focused on her leadership in solving chronic issues related to our ponds and the document update initiative. Thank you, Trish, for all your years of years of service on behalf of WFF HOA owners!

Summer 2022 Newsletter

Happy summer everyone! We have a lot going on with the HOA with our long-awaited upgrade of our governing documents into the 21st century for our HOA.

Believe it or not, we had to have written legal language to allow for an HOA Board to communicate via electronic means! Hence the reason you were all given the new “Consent” form. This will become a permanent authorization to send official communications via email, text, video, etc. For example, the annual owner’s meeting notice can be emailed instead of through paid USPS. This saves HOA’s money in administrative costs and is just easier and more efficient.

Don’t forget to mail your ballots, consent form, or look for us Monday night walking around the neighborhood collecting provisional ballots – with a bullhorn.

Under-water Aerators Installed in Pond

Under-water aerators were recently installed in the large retention pond to help alleviate algae buildup and improve the overall health of the pond.
